BASIC SERVICES


SCHEMATIC DESIGN PHASE

- Conduct Committee Meetings to assess needs and establish Building Program Requirements. Discuss goals, priorities, and preliminary budget
- Research Building and Zoning Codes for building types
- Analyze site and/or existing building conditions and features. Evaluate both beneficial, potential, and limiting constraints
- Begin conceptual design process by carefully and creatively melding building program requirements, code restrictions, budgetary constraints, and pleasing aesthetics
- Present Schematic Design proposal to Building Committee and lead discussion inviting comments and questions. Continue process until final Schematic Design is approved
- Compile a construction cost projection based on area/volume cost guidelines
- Provide color enhanced Presentation Drawings of approved design


DESIGN DEVELOPMENT PHASE

- Refine final approved schematic drawings
- Make basic decisions regarding building structural system, construction materials, and equipment
- Develop majority of architectural and engineering drawings to sufficient level of completion to allow general coordination of design
- Conduct Building Committee meetings to show progress and invite input into progress. Continue process until Design Development Phase is completed
- Review and update construction cost projection


CONTSTRUCTION DOCUMENTS PHASE

- Produce thoroughly detailed, complete architectural and engineering drawings and specifications suitable for bidding, permitting, and construction of Project
- Conduct Building Committee meetings to afford opportunity for review and comment as work progresses
- Obtain Committee approval of final Construction Documents prior to release and issue to bidders
- Review and update construction cost projection


BIDDING/NEGOTIATION, CONTRACTOR SELECTION PHASE

- Issue Invitation to Bid to prospective Contractors
- Issue and distribute Plans and Specifications
- Issue Addenda as required to clarify issues arising in bid process
- Receive and review bids or negotiated proposals and assist Owner in making a selection of most responsive bids/proposals
- Assist Building Committee in making final Contractor selection and to execute Contract for Construction of Project


CONSTRUCTION PHASE

- Perform administration of the Contract for Construction
- Perform periodic site visits to observe and coordinate construction
- Issue Field Reports, Field Orders, and Change Orders as required during progress of construction
- Review Contractor's Submittals including Pay Requests
- Coordinate color selections
- Conduct final inspection and issue Punch List
- Recommend final payment to Contractor and assist in Project Closeout



OPTIONAL SERVICES


MASTER PLAN

- Assist Committee in establishing long range goals and priorities
- Study site and existing conditions to assess optimum potential for development to meet goals
- Design Master Plan to provide coordinated development in organized manner with maximum efficiency, economy, and user benefit


3D VIRTUAL REALITY TOUR AND BUILDING MODEL

- Produce computer aided interactive interior walk through and exterior fly around
- Furnish in user friendy media file types to augment fund raising and promote congregational identity and investment in building program


PROFESSIONAL COLOR RENDERING

- Produce a high definition full color CAD renderings of selected exterior and/or interior views
- Provide color photo quality framed prints
- Provide digital file of color renderings for use in power point presentation and fund raising brochure publishing
